Down payment assistance programs



HomeChoice program allows up to $15,000 at only 1% interest rate, and you don't even have to make monthly payments on that down payment until you sell the house.  This program is for people with a disability or those whose family member living with them has a disability.

Tacoma's Down Payment Assistance Program  
The City of Tacoma is offering a down payment assistance up to $20,000 to eligible, first time homebuyers purchasing either (1) a foreclosed vacant single family home or (2) a vacant or owner-occupied single family home through a short sale transaction; the home must be located in one of three targeted areas: Hilltop, Eastside and South Tacoma.  The homebuyer must occupy the home as their primary residence throughout the life of the loan.  Here is a link to City of Tacoma with contact information, application and the guidelines: http://www.cityoftacoma.org/page.aspx?nid=454

Pierce County Down Payment Assistance Program
The program provides a loan up to 3.5% of the sales price for down payment or loan closing costs. The 30-year deferred loan has a zero interest rate. No monthly payments are required, but the loan is due if you sell the home or do not occupy it as your principal residence.

The Community Connections housing staff works with the eligible clients to prepare the paperwork necessary to process the down payment assistance application.

To be eligible:
  • You must meet HUD’s Income Guidelines
  • The sales price of the home must be at or below the FHA maximum loan limit for Pierce County (currently $203,300) 
  • The property must be in Pierce County, but outside of Tacoma and Lakewood city limits 
  • Applicants must work with local lenders to obtain an FHA first mortgage 
  • The home must pass a Federal Housing Quality Standards (HQS) inspection

Home Advantage Down Payment Program

This second mortgage loan program has a 0% interest rate, a thirty-year loan term, and combines with the Home Advantage first mortgage loan program.
